INSTRUCTIONS ON MAINTENANCE PROCESS OF ELECTRICAL SYSTEM
I. ACMV
1 / Indoor unit:
Open the indoor unit by remote, leave it in cool mode, the temperature is 16oC, check if the operating status (loud, noise, vibration of the fan) has reached. Equipment status recognition.
– Turn off the indoor unit (turn off by remote first then Off CB power on)
– Installation of pumps, water tanks
– Open the protective mask of the indoor unit
– Use a towel to shield positions with circuit boards
– Use a high-pressure pump to wash the coil
– Clean the blades
– Discharge stagnant water through the drainage line at the commune node right above the water trough
– Spray and spray several times and follow up until the wastewater is clear, not cloudy and dirty
– Remove the water trough to clean it
– Sanitation of pumps, buoys and communal waterways
– Clean the anise net
– Check, clean and tighten wire cosse ends
– Reset the original state
– Check the machine operation, record the operation status of the device
– Cleaning and cleaning the maintenance area
2 / Outdoor unit:
– Turn off the 3 phase power supply
– Open the protective mesh
– Installation of pumps, water tanks

– Check fan operation status

II. POWER SYSTEM
1 / ATS Cabinet (MSB):
– Notify customers about power outages for maintenance
– Check the status of phase indicator lights, the clock displays
– Off ACB total power station (low voltage ACB)
– Open the shielding covers of electrical cabinets
– Use a towel to cover the openings on the body ACB
– Cleaning, vacuuming the whole electrical cabinet
– Tighten the busbar cables, cosse ends, terminals
– Check the condition of compensating capacitors, cooling fans
– Reset the status quo
– On ACB’s total station
2 / Floor Electrical Cabinets & Other Distribution Switchboards:
– Notify customers about maintenance (Customers with an IT department)
– Check the status of phase indicator lights, the clock displays
– Open the shielding covers of the lathe cabinet
– Off CB total and branch CB in electrical cabinet
– Tighten the ends of the cosse, busbar
– Cleaning electrical cabinets
– On turn CB- reset the electrical cabinet
– On CB main supply total
– Check voltage for each phase
III. PUMP ROOM
1 / Drinking Water Pump:
– Check the general operation of the motor and pump
– Check for abnormal noise and vibration
– Turn off the power supply to the pump
– Check and clean electrical cabinets
– Check and clean the motor and pump
– Check the condition of the float
– Clean the pump room
– Check the valve tightness on the pipeline
– Tighten the terminals and terminals
– Turn on the power supply again for the pump
– Check pump operation, record operation status of equipment
2 / Fire Fighting Water Pump:
– Check the general operation of the pumps
– Check for abnormal noise and vibration
– Turn off the power supply for pump and diesel engine
– Check and clean electrical cabinets
– Check diesel oil level, battery water level, battery voltage, connecting pole (For diesel engine)
– Check and clean the pumps
– Clean the pump room
– Check the valve tightness on the pipeline
– Tighten the terminals and terminals
– Turn on the power supply again for the pump
– Check pump operation, record operation status of equipment
IV. FIRE ALARM SYSTEM:
1 / Fire Alarm Cabinet:
– Turn off the power supply for the cabinet
– Check and clean the cabinet (using a brush)
– Test display lights
– Check the status of the backup battery
– Supply crazy power again to the cabinet
2 / Smoke Detector + Heat Alarm:
– Isolating the floor alarm system at the central cabinet
– Remove the smoke detector, dust cleaning heat (use a brush + spray nozzle to blow dust inside the detector in the distance)
– Restoring the original state
– After finishing the day maintenance, remember to re-open the alarm system.
3 / Emergency Buttons:
– Isolating the floor alarm system at the central cabinet
– Remove the button mask to clean the contact (using a brush)

V. GENERATOR:
– Press the emergency button of the MPD
– Turn the generator operation switch to Off
– Cleaning the machine cluster, control cabinet
– Check the engine lubricating oil level
Check cooling water, oil supply pipe tightness, ventilation
– Check battery water and connecting poles
– Restore the original state
Check oil tank, stop valve, oil level
– Check operation of machine parameters, operating status (Manual mode)
– Reinstall Auto mode
BECAUSE. FANS SYSTEM:
– Check headlights, switches, buttons
– Turn off the electrical cabinet power
– Cleaning, vacuuming electrical cabinets
– Tighten the terminals, terminals, check the contact
– Clean the inlets, dust filters on the wind gain duct
– Re-supply the power source, run the fan test, check the intake force of the air vents, the noise, and the vibration of the pipe.
– Switch to Auto mode for the pressure fans.
VII. LIGHTING SYSTEM (Corridor, toilet, emergency staircase, outdoor hall, basement)
– Turn off the power
– Clean bulbs and lights
– Check ballast, if it detects strange noise, replace it immediately
– Check backup battery for Exit and Emergency lights
– Replace damaged components (ballast, starter, bulb, tail lamp, board, timer …)
– Re-source, last check
VIII. CAMERA SYSTEMS
– Check, clean dust accumulated on cameras, recorders, monitor screens
– Adjust brightness, contrast, sharpness, color … to suit each camera
– Check capacity, storage capacity of the recorder
Check the PNC connectors, splitter, recorder apdapter and camera
IX. INTERNAL SOUND SYSTEM
– Clean and clean the speakers, the amplifier, the keyboard controls
– Check the connections between the devices
– Check the performance of speakers, amplifiers, keyboard controls
X. WASTE WATER TREATMENT SYSTEM
– Check the general operation of the pumps
– Check for abnormal noise and vibration
